PROPERTY INFORMATION

Kim Astren and REMAX 1st Choice Belize are excited to present Fisherman’s Caye a 42-Acre private island with over 15 acres ready to develop. Looking for that next development or simply want the biggest and best private island for your family compound then don’t let this one pass you by. As the largest island between Palencia and Hopkins, this island could be developed as a resort or private residence.

The caye is close to being construction-ready, but some work will need to be done on the land before construction can begin in addition the caye had previously received government approval for the construction of a 35-unit nature-based resort.

Fisherman’s Caye is within the Southwater Caye Marine Reserve, which is designated by UNESCO for its unique and diverse marine ecosystem. This Island is surrounded by an abundance of healthy coral reefs, offering world-class scuba diving, fishing, kayaking, sailing, and unrivaled aqua blue scenery and wildlife. The reef connects Fisherman’s Caye to the smaller neighboring islands with some already developed with resorts and private residences.

The island itself is a sand/mangrove drift that has been partially cleared. Shallow coral reefs (3 to 15 feet deep) make up the east and south sides. Water visibility is excellent and there is no significant current, turning snorkeling around the island into a very memorable experience.

The wide variety of wildlife and the combination of mangrove roots with coral reef systems makes this a rare opportunity to purchase such a large island in this unique environment.
